House Buyers Information

This page is designed to provide general guidance to potential house buyers and sellers.  With so many individual properties it is not possible to list all the specific details that are appropriate for every property but you will find most of the information you are seeking here.  Any specific questions should be directed to the Company Secretary on the contacts page.

Norton Grange is a private estate and on moving into it every household must become a shareholder to NGRA Ltd  - Norton Grange Residents Association Limited.  NGRA Ltd is the management company which maintains the communal areas within Norton Grange, (roads, amenity field) as well as providing connections between Norton Grange sewers and those owned by Severn Trent.  More details of the NGRA’s obligations are set out in the Articles of Association  Articles of Association

Recent major work has included the resurfacing of the main road into Norton Grange and the renewal of sewers at the rear of some properties.  Currently this work is funded from capital reserves.

Each property comes with a set of covenants that clearly sets out some straightforward rules that contribute to ensuring Norton Grange remains an enjoyable and safe place to live.  These covenants are made by each homeowner signing a Deed of Covenant with NGRA Ltd.  On completion of this Deed of Covenant and the transfer of the NGRA Ltd share into the new homeowners name, the property can be registered with the Land Registry.

In addition to NGRA there is also a management company for the Mansion House - called MHRA. Click here to see their page. If you are buying a house in Mansion House you will need to belong to both associations.

Share Transfer Procedure

Please note that for properties within the Mansion House complex there is separate management company that is independent of NGRA Ltd which has responsibility for the upkeep of that building.  This is the Mansion House Resident’s Association (Company Registration 02294114).  In this case a homeowner needs to become a member of each of the respective companies.The current NGRA Ltd fee for answering a reasonable number of questions, providing information, checking and processing documentation, countersigning the Deed of Covenant and Share Transfer Certificate, issuing a Share Certificate and then writing to the Land Registry is £275 inc VAT.

Annual Charges

Charges are levied on an annual basis to cover the running costs of NGRA Ltd.  Currently they are set to recover the routine annual expenditure incurred by NGRA Ltd but they may rise from time to time. For the period 2009-10 the fees are £200 with a £20 discount if paid early..
